Habitat for Humanity Northeast Michigan is building three new homes on Bedford Street, set for completion by fall 2025. The initiative aims to provide affordable housing for local families in response to previous dilapidated structures. Alpena – Habitat for Humanity Northeast Michigan is in the process of constructing three new homes on Bedford Street, with plans for completion by fall 2025. The addresses of the homes are 307, 317, and 321 Bedford St., conveniently located near Ella White Elementary School, aiming to provide affordable housing options for local families.
The construction work commenced with foundation operations on April 18, 2025. All three homes are anticipated to be move-in ready by October 2025. This significant project comes as a response to the dilapidated conditions of the previous houses on the same site, which were built in the 1920s and 1930s. These older homes were abandoned and deemed structurally unsound, leading to their demolition.
To facilitate the project, the State Land Bank in Lansing allocated $500,000 to the Alpena County Land Bank. These funds were utilized for property acquisition and conducting necessary environmental studies before the demolition took place. Environmental contaminants were identified in the original structures, prompting the urgent need for their removal.
The families selected to purchase these new homes will need to go through a rigorous qualification process that ensures the homes remain affordable. This qualifying procedure mandates prospective homeowners to contribute “sweat equity,” which involves the families participating in certain phases of the home-building process.
Of the three homes, two will encompass three bedrooms, one bathroom, a living room, kitchen, a one-car garage, along with front and back porches. These homes, located at 317 and 321 Bedford, are designed to accommodate families, providing ample space and comfortable living areas. The third home at 307 Bedford will consist of two bedrooms and is specifically dedicated to a retired teacher who has never previously owned a home.
The construction is being closely supervised by Habitat for Humanity’s team, including the excavation services provided by Dave Marchlewski and oversight from Bryan DeCare Masonry, ensuring quality and adherence to safety standards throughout the housing development process. For the homes at 317 and 321 Bedford, modular units are supplied by Ritz-Craft Corporation located in Jonesville, whereas the home at 307 Bedford is being built using traditional stick construction methods.
Habitat for Humanity Northeast Michigan has collaborated extensively with local authorities, including Alpena Planning, Development, and Zoning Director Montiel Birmingham, along with the Alpena County Land Bank, to ensure the project meets local regulations and community needs.
