News Summary

Cleveland has marked the grand opening of The Collins, a luxury apartment complex featuring 316 units on the Scranton Peninsula. This development is a pivotal part of the area’s revitalization, with rent starting at $1,505. The Collins is nearing 70% occupancy shortly after its launch, indicating strong demand. Nearby, another apartment project, Triton at The Flats, is also underway and aims to further enhance the waterfront area. These developments promise to attract new residents and provide modern amenities in a previously vacant location.

Cleveland recently celebrated the grand opening of The Collins, a luxurious apartment complex that is now the first completed residential development on the Scranton Peninsula. The official ribbon-cutting ceremony took place on September 30, marking a significant milestone in the ongoing revitalization of this previously vacant area in The Flats.

The Collins consists of 316 luxury apartments across five buildings, and it aims to provide a boost to Cleveland’s evolving waterfront. The development includes two primary buildings with approximately 150 units each and three three-story townhouses. Apartment options range from studio to three-bedroom configurations, with rent prices starting at $1,505 for a 535-square-foot studio and extending beyond $3,000 for larger three-bedroom units. Townhouse rentals begin at $4,500 for units boasting 2,314 square feet.

Shortly after opening, The Collins is already approaching 70% occupancy, according to data from the project’s developers, The NRP Group. The construction process for The Collins took seven years to complete, nearly stalling during the COVID-19 pandemic but ultimately resuming in early 2022. Once construction started at the end of 2022, it progressed for a duration of 24 months.

Prior to its development, the site required remediation due to its history as a brownfield. Funding from Ohio’s brownfield program allowed for the essential groundwork to take place. The property was previously prepared by J Roc Development before it was sold to NRP for the apartment complex’s construction.

In addition to The Collins, another project, Triton at The Flats, is currently under construction nearby. This development will feature 293 luxury apartments, primarily one-bedroom units, and is similarly equipped with amenities akin to those found at The Collins. Triton at The Flats aims to achieve its temporary certificate of occupancy by Thanksgiving, allowing future tenants to move in. Reports suggest that up to 95% of Triton’s units will offer scenic views, catering to a range of potential residents.

Developers are focusing on attracting individuals such as medical professionals and others who desire close proximity to both downtown Cleveland and Ohio City. Notably, the Great Lakes Brewing Company is also planning to construct a waterfront entertainment venue and beer garden on a 10-acre parcel it owns on the peninsula, further enhancing the area’s appeal.

The recent developments on the Scranton Peninsula are part of a broader initiative that includes various projects such as Irishtown Bend park and Bedrock’s The Riverfront. These developments are expected to attract nearly 1,000 additional residents in the coming years as the area transforms into a vibrant new neighborhood that bridges the gap between the city’s core and its waterfront.

Both The Collins and Triton at The Flats occupy just over 11 acres on the Scranton Peninsula. The Collins specifically boasts high-quality finishes and a variety of community amenities, which include a resort-style pool, fire pits, grilling stations, a pet park, and direct access to the Towpath Trail.
