Midlothian, Virginia – Preparations are underway for a major new development, The Aire at Westchester, which is set to bring 2,200 homes and significant commercial space to a 334-acre tract adjacent to Westchester Commons. The development is located directly west of Westchester Commons at the intersection of Route 288 and Midlothian Turnpike.
Land preparation has been ongoing for several months, with infrastructure improvements, including streets and curbs, expected to be completed by fall 2025. The first phase will feature a mix of for-sale townhomes and two-over-two condominiums situated alongside Watkins Centre Parkway. Major homebuilders have been finalized for this initial construction phase, with Eagle Construction of Virginia and Main Street Homes selected to construct these homes.
Construction for the homes is scheduled to commence after October 2025, with sales anticipated to begin around the same time or early in the following year. The first phase of the residential section will also include a central park covering five acres, designed to enhance community green spaces.
Plans for the commercial segment of The Aire at Westchester include buildings along Midlothian Turnpike that will host both retail and office spaces. This commercial section is projected to occupy approximately 50 acres and consist of up to 200,000 square feet of commercial space. There is potential for developments such as a grocery store and a hotel within this area. Specific tenant details are expected to be announced in the coming months, suggesting that the commercial aspects of the project are well underway.
Pricing for the upcoming homes is already beginning to take shape, with initial prices for the HHHunt townhomes starting in the $500,000s. However, pricing details for the units constructed by Main Street and Eagle are yet to be disclosed. The development aims to integrate residential living with ample green spaces, including a planned promenade offering views overlooking Watkins Centre Parkway.
The Aire at Westchester is projected to span a 10 to 15-year timeline for full completion. The overall development will include a diverse range of living options such as single-family homes, townhomes, apartments, and various commercial properties. Alongside this large development, Westchester Commons has recently welcomed new businesses, diversifying the local economy and enhancing community life. Notable new businesses include Tifa, a gelato and chocolate shop, and Brick House Diner.
In addition to The Aire at Westchester, further residential projects are in the planning stages in the nearby area. One notable proposal involves a 34-home subdivision covering 17 acres by Main Street Homes on the opposite side of Route 288.
