Tom Cousins, a prominent figure in Atlanta’s real estate and community development sectors, has passed away at the age of 93. Over four decades, his work significantly impacted the city’s landscape, contributing to its sporting and cultural institutions. Cousins co-founded Cousins Properties, constructed landmark buildings, and was involved in community renewal efforts. His legacy includes revitalized neighborhoods, educational support, and significant contributions to Atlanta’s identity.
Tom Cousins, a widely recognized figure in Atlanta’s real estate industry and community development, has passed away at the age of 93. His death marks the end of an era characterized by transformative city projects, sports team ownership, and significant charitable contributions.
Born on December 7, 1931 in Atlanta, Georgia, Cousins grew up in a modest family with roots in the auto distribution business. His family’s frequent moves due to his father’s career led him to attend grade schools in Decatur and Rome. He graduated from Darlington School in 1948 and enrolled at the University of Georgia at age 16. Demonstrating academic prowess, he graduated in the top 10% of his class with a degree in finance.
Following college, Cousins served as a First Lieutenant in the U.S. Air Force, gaining leadership experience before launching his business career.
His professional journey began with Knox Homes in Thomson, Georgia, where he became a top salesman quickly. In 1958, alongside his father, he founded Cousins Properties, transforming it into a leading developer of subdivisions, apartments, and shopping centers across Georgia.
By the 1960s, Cousins had become Georgia’s largest home builder, taking his company public in 1962. His first notable office project was the Piedmont-Cain Building, completed in Atlanta in 1965.
Beginning in 1966, he strategically purchased land in central Atlanta, including areas that would later become The Gulch and sites along the downtown MARTA rail line. During this period, he also diversified into sports team ownership, acquiring the St. Louis Hawks NBA franchise for over $2 million in 1968 and relocating it to Atlanta.
Cousins also secured an NHL expansion franchise, which he named the Flames. These acquisitions led to the construction of the Omni International Hotel, which later became the CNN Center when sold to media magnate Ted Turner in 1986.
In the late 1980s, Cousins unveiled plans for ambitious landmarks, including the 191 Peachtree Tower, a 50-story skyscraper completed in 1988, and the Bank of America Plaza, which at 1,023 feet became the tallest building in the Southern United States.
Beyond commercial development, Cousins dedicated substantial effort to community renewal, especially in the East Lake neighborhood. His work in restoring the East Lake Golf Club and reducing crime in public housing projects like East Lake Meadows earned widespread praise. His efforts contributed to attracting the Tour Championship to Atlanta, revitalizing the area’s reputation.
Cousins’s philanthropy extended to higher education and culture. His foundation supported numerous universities, including Auburn University, Emory University, and Georgia State University. He was also a significant supporter of cultural institutions such as the High Museum of Art.
He served on various influential boards, including the University of Georgia Foundation and the Georgia Research Alliance.
Cousins is survived by his wife, Ann Cousins, two children, Grady Cousins and Lillian Giornelli, alongside several grandchildren. He was also predeceased by a child, Caroline, who died in 1999.
His life’s work significantly shaped Atlanta’s urban landscape and community fabric over more than four decades, leaving behind a legacy of development, sports, and civic improvement.
